The Oasis is planned around canals, lagoons, beaches, parks and low-density villa neighbourhoods. The overall concept places open space, privacy and resort-style living at the centre of the community.
The six collections in this guide sit at different points of the luxury market. Palmiera offers 4 and 5-bedroom villas. Marèva broadens the range to 4, 5 and 6-bedroom villas. Mirage steps up to larger five and six-bedroom villas with lifts. Palace Villas Ostra adds Palace-branded waterfront living, while Address Villas Tierra brings Address-branded villas. Lavita is the most limited and largest-scale collection, with 43 mansions.

Handover periods are developer targets at the time of writing and can move with construction progress. Areas are typical figures per villa type stated in the developer documents — individual plots vary by position.

Every community is sold on a payment plan, and the terms are not the same. These are the developer's own schedules rather than a summary of them.

Plans and handover dates are the developer's stated terms and are subject to change. Ownership is freehold and open to all nationalities, and every home sits above the threshold for the ten year Golden Visa. Current pricing and availability move week to week, so I give those in conversation rather than publishing figures that go stale.
The wider master community is positioned around recreation, wellbeing and landscaped movement rather than stand-alone housing.
Swimmable lagoons, pools, canals and beaches form the visual and recreational core.
Jogging, cycling, sports courts, gyms and outdoor activity routes support daily use.
Pocket parks, playgrounds, community gardens and shaded green space sit between homes.

Before Dubai, I spent years as a property developer in the UK, delivering 34 homes across five developments. I have specified, built, priced and sold houses from the ground up.
That is why I read a villa as a building — the fabric, the finish and the real cost of the work a buyer would face — rather than repeating a brochure. The Oasis is a development I cover in full, all six communities, so the read on what is selling and why stays current.
Drive times are indicative, compiled from developer materials. Actual times vary by route, traffic and the position of the home within the community.
Many of my buyers follow Vastu Shastra, the Indian tradition of orientation, and the first thing they want to know about any villa is its facing. This is a compass for the plot visit, built into the page, so you can read it on the spot.
Most schools take the facing as the direction you look when you step out of the main door. Some read it the opposite way, as the direction you walk in. Switch it and every reading flips 180°.
Tap Enable compass, then stand at the front door and point the phone the way you walk out of the house. On an iPhone you will be asked once to allow motion and orientation access.
Not at the property? Open a masterplan or floor plan instead — upload it or photograph it, tell it where north is, and read the facing of any plot on it. It works for any community, not just The Oasis, and nothing leaves your device.
Vastu divides the circle into eight sectors of 45°. The bearing you read at the front door falls into one of them, and that sector is what a practitioner will discuss. The exact boundaries are below; when the compass is running, your sector is marked.

Bearings are magnetic, not true north. In Dubai the difference is about 2°, well inside the width of a sector, so it does not change the answer. Readings from the phone are accurate to a few degrees, which is enough to know the facing. For a formal assessment, the plot plan and a practitioner are the proper tools; this is for getting the answer on the day, on the spot.
Straight answers. Where a figure appears it comes from the developer's own material or from completed transfers.
It is still being built, and it does not complete all at once. Palmiera targets Q4 2027, Mirage June 2028 and Lavita December 2028. Address Villas Tierra is June 2029, Palace Villas Ostra September 2029, and the Marèva releases run to February 2030. So if you buy in a later cluster, expect neighbouring construction for your first years.
They differ by community. Most run 80/20, meaning 10 per cent on booking, around 70 per cent across six to eight construction milestones, then 20 per cent on completion. Palmiera is 85/15 and Mirage is 90/10 across nine instalments. Lavita is the exception and asks 20 per cent up front rather than 10.
Yes. The Oasis is freehold and open to buyers of all nationalities, with no residency requirement to own. I work with overseas buyers regularly and can handle viewings and paperwork remotely.
Every home at The Oasis sits above the property value threshold for the ten year Golden Visa. The visa is applied for separately once ownership is registered, and I can point you to who handles that.
Lavita, comfortably. It is 43 mansions in six and seven bedroom formats, ranging from roughly 21,000 to 35,500 sq ft. After that, Mirage has the largest standard villas, with five bedroom homes from around 10,225 sq ft.

Yes. The Vastu compass on this page is free and works on your phone: stand inside the front door of any villa or plot, point the phone the way you walk out, tap Enable compass, and it reads the bearing, the facing, north-east, south-west and so on, and what Vastu tradition generally says about that entrance. Favourable facings turn the dial green. No app, no sign-up; it uses the phone's own compass.
It varies plot by plot, because the clusters curve around the lagoons and canals, so there are north, east, south and west facing entrances in every community. Emaar's cluster maps show which road each plot opens onto, and the Vastu compass on this page lets you confirm the exact facing standing on the plot. For a buyer who follows Vastu, north-east, north and east facing plots are the ones to ask for first.
By Emaar's own drive times: Expo City about 15 minutes, Al Maktoum International about 18, Dubai Hills about 20, Dubai Marina about 28, Downtown about 35 and Dubai International 32 to 40. There is no metro at The Oasis; the nearest station is the Red Line at Expo City, about 15 minutes by car. The Blue Line opening in 2029 serves the east of the city, the Gold Line for 2032 ends at Jumeirah Golf Estates, and the Dubai Loop is a Downtown and DIFC project, so it is a car community. The drive-time checker above gives current traffic to any destination.
