Selling a villa at The Oasis by Emaar

What it is worth

A price built from what has actually sold.

A price I give you is built from sales registered with the Dubai Land Department, not from asking prices on the portals. At The Oasis that difference matters, because you are not only competing with other owners. Emaar is still selling its own stock, and in August and early September 2026 it sold Marèva villas above its own launch prices, while five of the eleven resales registered at The Oasis went below their entry price. So a valuation from me covers three things: what has actually been registered in your cluster, what Emaar is currently asking for comparable stock, and which listings a buyer will be comparing yours with.

How it works

Step 1

A valuation

Registered sales in your cluster, the competing listings and Emaar's own stock, with a price range and the reasoning behind it.

Step 2

The listing agreement

Dubai requires a signed listing agreement with a licensed agent and an advertising permit before a property can be marketed. I arrange both.

Step 3

Marketing to buyers

The main portals, my own buyers for The Oasis and direct contact with agents who have clients asking for your cluster.

Step 4

Offer and memorandum

When terms are agreed, buyer and seller sign a memorandum of understanding that sets the price, the deposit and the timetable.

Step 5

Emaar's no objection certificate

Emaar has to approve the transfer. Before handover it also sets conditions of its own, including how much of the price must already have been paid. I confirm the current terms for your villa before we list.

Step 6

Transfer at the Land Department

The sale completes at a Land Department trustee office, where the buyer pays and the registration moves into their name.

This is the usual sequence in Dubai. The paperwork for your villa depends on whether it has been handed over, whether it is mortgaged, and on Emaar's terms at the time.

The two kinds of sale.

Before handover

You are selling your position in Emaar's payment plan. The buyer takes over the remaining instalments, and Emaar's conditions for an early resale apply.

After handover

It is a standard sale of a completed villa. A buyer can view it, a bank can value it for a mortgage, and the condition of the villa starts to affect the price.

Can I sell my villa at The Oasis before handover?

Usually, yes. Emaar allows resale before handover once its conditions are met, including how much of the price has already been paid, and it issues a no objection certificate for the transfer. The buyer then takes over the remaining payment plan. I confirm Emaar's current terms for your villa before anything is listed.

How do you value a villa at The Oasis?

From sales registered with the Dubai Land Department in the same cluster, adjusted for the villa type, elevation and plot, and checked against the listings and Emaar stock a buyer will compare it with.

What does Emaar need before a villa can be transferred?

Emaar issues a no objection certificate once its conditions for the sale are met. I request it on your behalf and confirm what applies to your villa.

Do I have to be in Dubai to sell?

No. Much of the process can be handled remotely, and a power of attorney can cover the transfer itself. I will tell you what is needed for your situation.
