Every villa on your shortlist is checked against sales registered with the Dubai Land Department, so you know how far the asking price is from what buyers have actually paid.

A builder's read

At each viewing I read the build quality, the standard of any extension, the defects an owner hopes you will miss, and what putting them right will cost.

Negotiation on your side

I negotiate the price and the terms for you alone. The seller's agent works for the seller, and I work for you.

Through to transfer

The memorandum of understanding, the developer's no objection certificate, your bank if you are borrowing, and the transfer at a Land Department trustee office.

The difference

A developer who reads the building.

Before Dubai I was a property developer in the UK, and delivered 34 homes across five developments. So I do not just look at a villa, I read it: the quality of the build, the standard of any extension, the defects an owner hopes you will miss, and the real cost of putting them right.

That matters most if you are buying to upgrade or renovate. A price only makes sense once you know what the house will cost you after the transfer, and that is the conversation we have before an offer goes in.

One side of the table.

When I act as your buying agent, I act for you alone, never the seller, on every purchase. The agent on the listing works for the seller and is paid to get the seller the best price. My advice on price, condition and position has no other interest behind it.

That means straight answers before you commit: where a villa sits against what has sold, whether the asking price has room in it, what the house could become, and when the right move is to walk away.

And it costs you nothing extra. You pay no more than you would going direct to the seller's agent, because the commission is split between that agent and me.

How it works

Buying a villa in Dubai, step by step.

Step 1

Your brief

Budget, bedrooms, communities, timing and how you will pay. We sign Form B, the Land Department's buyer agreement, which sets out what I do for you and on what terms.

Step 2

The search

Listed villas, other agents' stock and owners who have not advertised, narrowed to a shortlist with the registered sales for each one.

Step 3

Viewings

I view with you and give you my read on each house: the build, any extensions, the defects, and what the plot and position are worth.

Step 4

Offer and memorandum

I negotiate price and terms for you. When they are agreed, buyer and seller sign Form F, the memorandum of understanding, and a security deposit, usually 10% of the price, is held until the transfer.

Step 5

The developer's no objection certificate

The developer confirms the service charges are paid and it has no objection to the sale. If you are borrowing, the bank's valuation and final offer come through at this stage.

Step 6

Transfer at the Land Department

At a Land Department trustee office the price is paid, the fees are settled and the title deed is issued in your name.

This is the usual sequence for a resale in Dubai. Buying off-plan from a developer follows the developer's own sales process, and buying a villa before handover means taking over the seller's payment plan on the developer's terms.

Which parts of The Oasis by Emaar do you cover?

All of it. The Oasis is Emaar's villa community in Dubailand and the one I focus on, with ten clusters of four to seven-bedroom villas and mansions, due for handover from the end of 2027.

Clusters: Palmiera, Palmiera 2, Palmiera 3, Palmiera Collective, Mirage, Lavita, Address Villas Tierra, Palace Villas Ostra, Marèva and Marèva 2.

Do you act for buyers on Palm Jumeirah?

Yes. Palm Jumeirah's fronds are private, gated villa communities, each with its own beach access, while the trunk is mostly apartments, hotels and shops, and the crescent holds resorts and branded homes.

On the fronds, A to P: Signature Villas, Garden Homes and Canal Cove.

Newer villa and townhouse projects: Palma Residences, Palm Crown and Podium Villas at Palm Beach Towers.

Villas on the crescent: XXII Carat, Royal Residences Jumeirah Zabeel Saray, Raffles The Palm, Kempinski Palm Residence and Six Senses Residences.

Frond villas are listed by type and frond letter, for example Garden Homes Frond E or Signature Villas Frond P.

Do you cover Emirates Hills?

Yes. Emirates Hills is Emaar's community of custom-built homes on plots of 12,000 to 45,000 square feet, with the Montgomerie golf course inside it. Emaar counts it as part of Emirates Living.

Sectors: Sector E, Sector H, Sector HT, Sector J, Sector L, Sector P, Sector R, Sector S, Sector V and Sector W.

Also inside Emirates Hills: Montgomerie Maisonettes.

Do you cover Jumeirah Islands?

Yes. Nakheel's Jumeirah Islands is a gated community of 46 islands set among lakes, about 14 minutes from Dubai Marina. Its villas sit in clusters of 16, each villa with a private pool and garden.

Villa clusters by style: European, Islamic, Mediterranean, Oasis, Tropical and Contemporary.

Villa layouts: Entertainment Foyer, Garden Hall and Master View.

Also on the islands: The Mansions and Jumeirah Islands Townhouses.

The Oasis cluster at Jumeirah Islands has nothing to do with The Oasis by Emaar.

Do you cover every part of Dubai Hills Estate?

Yes, Dubai Hills villas are my other specialism. Dubai Hills Estate is Emaar's joint venture with Meraas, covering more than 2,700 acres in Mohammed Bin Rashid City beside Al Khail Road, around an 18-hole championship golf course, Dubai Hills Park and Dubai Hills Mall.

Villas: Sidra 1, 2 and 3, Golf Place, Golf Place II, Golf Place Terraces, Golf Grove, Club Villas, Palm Hills, Park Gate, Park Gate 2 and Address Villas Hillcrest.

Townhouses: Maple 1, 2 and 3.

Larger villas, mansions and plots: Majestic Vistas, Parkway Vistas, Fairway Vistas, Parkways, Fairways, Dubai Hills View, Dubai Hills Grove and Emerald Hills.

Emerald Hills here and Emirates Hills are different communities, and so are Golf Grove and Dubai Hills Grove.

Do you cover Emirates Living: The Meadows, The Springs and The Lakes?

Yes. Emirates Living is Emaar's master community of The Meadows, The Springs, The Lakes and Emirates Hills. The Meadows has nine sub-communities of two-storey detached villas with three to seven bedrooms. The Springs is the largest, with 14 sub-communities of townhouses and villas. The Lakes is mainly detached villas with three to five bedrooms.

The Meadows: Meadows 1, 2, 3, 4, 5, 6, 7, 8 and 9.

The Springs: Springs 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 14 and 15.

The Lakes: Deema 1 to 4, Forat, Ghadeer 1 and 2, Maeen 1 to 5, Zulal 1 to 3 and Hattan 1 to 3.

There is no Springs 13, and Hattan in The Lakes is a different place from Hattan in Arabian Ranches.

Do you cover District One in MBR City?

Yes. District One, in Mohammed Bin Rashid City, was launched by Meydan Sobha around a 7 km lagoon lined with 14 km of man-made beaches. Its newer western phase, District One West, is by Meydan.

Villas and mansions: District One Villas, District One Phase III, District One B Villas, District One Mansions and Blue Views.

Plots: Signature Plots.

District One West: Garden Villas, Lagoon Villas, Island Villas, The Mansions and The Island.

Also in the district: Naya at District One.

District One Mansions and The Mansions at District One West are different collections, and the Lagoon Villas at Naya have three bedrooms, unlike the five-bedroom Lagoon Villas at District One West.

Do you cover Al Barari?

Yes. Al Barari keeps more than half of its 15.3 million square feet as green space. Its villas run from four-bedroom homes at The Nest and Ixora to seven-bedroom villas at Altissima, and it also sells plots for custom-built homes.

Villas: The Nest, Ixora, Chorisia I, Chorisia II, Lunaria, Les 8, Altissima and The Collection.

Villa clusters in The Residences: Desert Leaf, Jasmine Leaf and Silk Leaf.

Plots: The Reserve and Fountain Drive.

Acacia, Bromellia, Camellia and Dahlia are villa types within The Residences rather than separate areas.

Do you cover Tilal Al Ghaf?

Yes. Majid Al Futtaim's Tilal Al Ghaf covers more than three million square metres where Hessa Street meets Sheikh Zayed Bin Hamdan Al Nahyan Street, next to Victory Heights and Jumeirah Golf Estates, and is built around Lagoon Al Ghaf, a swimmable lagoon with sandy beaches.

Villas and townhouses: Harmony, Alaya, Alaya Gardens, Aura, Aura Gardens, Elan, Amara and Plagette 32.

Mansions: Alaya Beach, Elysian Mansions, Serenity Mansions, Lanai Islands and Bo Monde.

Do you cover Jumeirah Golf Estates?

Yes. Jumeirah Golf Estates is set around two 18-hole courses designed by Greg Norman, Fire and Earth. A newer phase, wasl's The Next Chapter, sits by Jumeirah Golf Estates Metro Station on the Red Line.

Villas: Wildflower, Sienna Lakes, Sienna Views, Lime Tree Valley, Orange Lake, Sanctuary Falls, Flame Tree Ridge, Whispering Pines, Redwood Avenue, Signature Mansions, Olive Point, The Sundials and Hillside.

Townhouses: Redwood Park, Jasmine Lane and Alandalus.

Do you cover Arabian Ranches 1, 2 and 3?

Yes. Emaar's original Arabian Ranches launched in 2004, set around an 18-hole championship golf course and two polo fields. Arabian Ranches 2 followed in 2013, and Arabian Ranches 3, a gated community next to both, is reached from Academic Road and Emirates Road.

Arabian Ranches: Al Mahra, Al Reem, Alma, Alvorada, Aseel, Golf Homes, Hattan, La Avenida, Mirador, Mirador La Coleccion, Palmera, Polo Homes, Saheel, Savannah and Terra Nova.

Arabian Ranches 2: Azalea, Camelia, Casa, Lila, Palma, Rasha, Reem, Rosa, Samara and Yasmin.

Arabian Ranches 3: Anya, Anya 2, Bliss, Bliss 2, Caya, Elie Saab, Elie Saab 2, Joy, June, June 2, May, Raya, Ruba, Spring and Sun.

Palmera in Arabian Ranches, Palma in Arabian Ranches 2 and Palmiera at The Oasis are three different places, not three spellings of one.

Questions buyers ask me.

What does a buying agent do in Dubai?

A buying agent works for the buyer, not the seller. I find villas that fit your brief on and off the market, check each asking price against registered sales, view with you, negotiate the price and terms, and manage the purchase through to transfer at the Land Department.

Do you act for the seller as well?

No. When I am your buying agent I act for you alone, never the seller, on every purchase.

What does it cost to have you as my buying agent?

Nothing extra. You pay no more than you would going direct to the seller's agent, because the commission is split between that agent and me. Having someone on your side of the table does not add to the cost of the purchase.

Why not just call the agent on the listing?

You can, but that agent works for the seller and is paid to get the seller the best price. I sit on your side of the table, and I am not tied to one agency's stock, so I can compare that villa honestly with everything else that fits your brief.

Can you find villas that are not advertised?

Yes. Some owners will sell without listing, and other agents have villas that are not on the portals yet. Finding those is part of the search, alongside checking everything that is listed.

What does it cost to buy a villa in Dubai, on top of the price?

The Dubai Land Department transfer fee is 4% of the price. The Land Department lists it as 2% from each side, but on a resale the buyer usually pays all of it. Then there is the trustee office fee, AED 4,000 plus VAT on anything priced at AED 500,000 or more, a title deed fee of AED 250 and a map fee of AED 250. If you borrow, registering the mortgage costs 0.25% of the loan, on top of the bank's own fees. Agency commission is no more than you would pay going direct to the seller's agent, because that agent and I split it.

Can I buy a villa in Dubai if I do not live here?

Yes. Foreign buyers can own property outright in Dubai's designated freehold areas, and every community on this page is one of them. You do not need to be resident to buy. Much of the process can be handled remotely, and a power of attorney can cover the transfer itself if you cannot be there.

Should I get a mortgage approved before I make an offer?

Yes, if you are borrowing. Get a pre-approval before we agree terms, because the deposit is committed when the memorandum of understanding is signed, and it can be lost if the finance falls through afterwards.

Can you help me buy off-plan at The Oasis?

Yes, it is what I know best. I can take you through each cluster's payment plan and handover date, and resale positions from owners before handover, where you take over the remaining payment plan on Emaar's terms. The cluster guide is a good place to start.

Why does a builder's background matter when buying?

Because I read a house structurally. I can tell you what a renovation or a defect will really cost before you commit, which is exactly where buyers most often get caught out.
