Valoria: the next cluster at The Oasis is already being built

Emaar has not launched Valoria publicly, and has published no floor plans, no prices and no handover date. The Dubai Land Department register has had it since December 2025, with a unit count, a site area, a completion date and a construction percentage. Here is everything the register actually says, and where the rest of what you will read online comes from.

That is the whole of it. There are no remarks against the project, and the inspector's note reads: "At the time of inspection found mobilization on going, Infrastructure ongoing as well." The photographs show cleared desert rather than structures.

It is villas, whatever the app shows you

The project record carries a rendering of a tall tower. Ignore it. The RERA Independent Progress Monitoring Report for project 4277, inspected on 7 July 2026, describes Valoria in its own words as a residential development consisting of 257 villas (B+G+2): basement, ground and two floors. The tower is a placeholder image the app puts against projects that have no render of their own.

243,809.22 square metres across 257 units works out at roughly 10,200 square feet of land per home. For comparison, Address Villas Tierra on the same register runs 499,777 square metres across 487 units, about 11,000 square feet per home, and those are villas. Valoria is built at villa density. A 257-unit tower would sit on a fraction of that land.

What the listing sites say, and how much to trust it

Valoria is already on a dozen brokerage sites, which is normal for a cluster that has been registered but not launched. They disagree with each other. One gives three to five bedrooms, another four to six, another three and four. Handover is given as Q4 2029 on several and "to be announced" on others. None of them cites Emaar.

One detail is worth more than the rest. At least one listing breaks the cluster down as 188 four-bedroom villas, 22 five-bedroom and 47 six-bedroom. That totals exactly 257, which is the figure on the register. A number that reconciles to the official unit count did not come from nowhere, and it is the only third-party claim here I would give any weight to. I still would not plan around it until Emaar publishes.

The Q4 2029 handover claims do line up with the register's 31 December 2029 completion date, which is a reasonable cross-check.

Why a project is on site before it is on sale

Registration with the Land Department and an escrow account come first, then enabling works can begin. The public launch is a commercial decision taken separately, and Emaar sequences releases so they do not compete with each other.

What that means in practice is that by the time Valoria is announced, the site will have been under construction for a year or more. That is not a trick. It is how a developer with this much land in one masterplan paces itself, and on balance it favours a buyer: more of the build risk is behind you at launch than it was for the first Palmiera buyers.

What nobody can tell you yet

The price. Anyone quoting you a Valoria rate today has invented it, because Emaar has not set it publicly. The same goes for the plot sizes, the elevations, the payment plan and the exact position within the masterplan.

What you can do is look at what the comparable clusters opened at and what they have since changed hands for on the register, which is on the sold prices page. That is a far better guide to where a 2029 villa cluster is likely to open than a number from a brokerage page.

If you want to hear about it when it is briefed rather than after it has gone, the new launches page is where to register. I will say now what I say there: registering does not reserve anything, and nobody can allocate you a villa before Emaar opens a release.

Where these figures come from

Every figure above is from the Dubai Land Department project register, project 4277, read on 21 October 2026. The bedroom split is a third-party listing claim, flagged as such, included only because it reconciles to the official unit count. Emaar has published nothing official about Valoria at the time of writing, and I will update this when it does.

When it launches

Tell me what you would want from it and I will come to you when Valoria is briefed, rather than when it is already gone.
