The most uniform phase in Palmiera. Every villa is a four bedroom, and the plots sit inside a narrow band, so the choice here is position rather than size.
One house type, and plots that barely move.
Fifty-six villas were launched and 54 have reached the Dubai Land Department register, which for a phase this size means almost the entire release is accounted for.
Because the built-up range moves only by elevation, and the plots run from 8,266 to 9,326 sq ft, two villas here are far more comparable than in Palmiera 1. What separates them is where they sit against the water and the park.

What each elevation actually gives you.
The three elevations are within a few per cent of each other on enclosed area. Where they separate is outside: terrace, balcony and car port.
Read off Emaar’s own floor-plan sheets for this phase. “Three floors” is the enclosed area, ground plus first plus second. Emaar’s headline total adds the car port, balcony, entry terrace and driver’s room, and is the figure quoted on portal listings.
