Why the areas never quite match.
Emaar's published total area includes the car port, terrace, balcony and driver's room, so the enclosed floor area is smaller. On Palmiera 2 and Palmiera 3 it is roughly 1,500 sq ft less across the three floors. The Land Department register uses Emaar's total area, so when you compare two villas, check both figures are on the same basis.

Marèva 2 uses the same villa types as Marèva, and Emaar's sheets give identical areas, so the Marèva plans above apply. The Marèva 2 page has its plot map.
Palmiera 2 and Palmiera 3 are different houses from Palmiera, with smaller enclosed areas, and Emaar's own plan sheets for them are not on this site yet. The Palmiera 2 and Palmiera 3 pages give the area tables, and I can send the sheets if you message me.

Can I download The Oasis by Emaar floor plans as a PDF?
Yes. Each cluster on this page has its floor plan PDF. Viewing the plans here is free; the download asks for your name, WhatsApp number and email first, then a quick WhatsApp check, so I can answer questions about the villa you are looking at.

Emaar's published total area includes the car port, terrace, balcony and driver's room, so the enclosed floor area is smaller. Do Palmiera 2 and Palmiera 3 use the same floor plans as Palmiera?
No. They are different houses with different areas, despite the shared name. Palmiera 2 villas measure 4,074 to 4,337 sq ft enclosed (5,627 to 5,872 sq ft Emaar total) and Palmiera 3 villas 4,104 to 4,370 sq ft (5,666 to 5,914 sq ft). Emaar's own plan sheets for the two phases are not on this site yet, so the Palmiera 2 and Palmiera 3 pages give the area tables instead. Do not rely on a Palmiera plan for either; message me for the right sheets.
Which villas at The Oasis have a basement?
On the plans published here, every Mirage villa, every Lavita mansion and every Palmiera Collective villa has a basement, and so do both Palmiera 5 bedroom types. In Address Villas Tierra, Palace Villas Ostra and Marèva, the 4 and 6 bedroom plans all include a basement, while the 5 bedroom villa is drawn both with and without one. The Palmiera 4 bedroom plans show no basement. Each sheet's caption says which floors it covers.
Is the layout the same in every elevation?
Not always. On Palmiera the 4 bedroom villa is 5,843 sq ft in total in the Classical elevation and 6,274 sq ft in the Contemporary one. Each sheet on this page names its elevation, so check the one that matches the villa you are considering.
