How I handle your details

What this site collects when you leave your details, what I do with them, and how to have them deleted.

Who is responsible

This site is run by Lloyd Ellis, villa specialist at IMARA, Dubai, RERA No. 84978. It is an independent guide, not an official Emaar website. If you have a question about anything on this page, WhatsApp me on +971 58 588 8803 or email [email protected].

What is collected, and when

When you press send on any form here, what you typed is saved straight away to a database run by Cloudflare, the company that hosts this site. Alongside it, the site notes the page you were on, the time, and the country your internet connection is in. The country comes from the connection, not from your phone's location, and your IP address is not saved. If the save fails, your browser keeps the details and sends them the next time you open a page here.

Opening the cluster guide

The full cluster guide opens once you leave your name and WhatsApp number, plus an email address if you want to add one.

Brochures and floor plans

Downloading a brochure asks for your name and a WhatsApp number or email address. The floor plan downloads ask for your name, WhatsApp number and email, and whether you are buying, selling or an agent. Which brochure or plan you asked for is saved with them. If you gave a number or email for a brochure before 12 September 2026, it was kept only in your browser; it is sent the next time you open a brochure here.

Enquiries and market notes

Enquiry forms save your name, contact details and message, then open WhatsApp with the message written out so you can send it to me there too, or deliver it to my inbox through Web3Forms, a form service. The market notes signup saves your email address.

Links I send out

Some links I share go through a short address on this site, so I can see how many people open them. Each click records the time, the country, the kind of device (phone, tablet or computer), the website the click came from and the name of the network provider. It does not record your IP address and sets no cookie.

What I use it for

To reply to you about The Oasis, and about whichever villa or cluster you were looking at. Your details may be kept in the tools I use to manage enquiries, such as my CRM. I do not add you to a mailing list unless you sign up for market notes, and I do not sell your details or share them for anyone else's marketing.

Other services involved

  • Cloudflare hosts the site and the database. Like any host, it handles your IP address to deliver pages and keep the site secure.
  • Google Fonts supplies the typefaces, so your browser fetches them from Google.
  • Google Translate loads after your first tap, click or key press, so the language switcher is ready to use.
  • The Broker Feed shows my current properties on the listings page, served from its own site.
  • PropVR provides the 3D tour, served from its own site.
  • Meta (Facebook and Instagram): its pixel records the pages you visit and when you send a form, for advertising.
  • WhatsApp, run by Meta, if you message me there.
  • Web3Forms, when a form sends your message by email.

Each handles data under its own privacy policy.

Cookies and your browser

The site uses Meta's pixel, which sets cookies and tells Meta which pages you visit and when you send a form, so I can see which of my adverts bring people here and show them to people with similar interests. The site does not send Meta your name, number, email or message. You can control how Meta uses activity from other websites in your Facebook or Instagram settings, and you can block or clear cookies in your browser.

The only other cookies are the one Google Translate sets to remember a language you choose, and any security cookie Cloudflare may set to keep out automated traffic.

The site also keeps a few small notes in your browser so it behaves the same next time: that you have already opened the guide or downloaded a brochure, whether you closed a pop-up, preferences such as a collapsed panel, and any form details still waiting to be sent. Clearing your browser's site data removes them.

How long I keep it

For as long as it helps me answer your questions about The Oasis. If you would rather I did not keep it, ask and I will delete it.

Seeing, correcting or deleting your details

You can ask what I hold about you, ask me to correct it, or ask me to delete it. Send a WhatsApp or an email using the details above.

Changes

If what the site collects changes, this page changes with it. The date at the top shows the last update.
