Palm Jumeirah buying agent
When I act for you on the Palm, I work for you and never the seller. Most of the villa stock here was delivered around 2006 and 2007, so two houses on the same frond can be twenty years apart in condition and tens of thousands of dirhams apart in what it will take to put right. I read the building, price it against sales that actually registered with the Land Department, and negotiate on your side to transfer. It costs you no more than going direct to the seller’s agent.
How the Palm is laid out
The trunk, the fronds and the crescent are three different markets. The trunk is mostly apartments, hotels and shops. The fronds, lettered A to P, are private gated villa communities, each with its own beach access. The crescent holds the resorts and the branded homes. A price a square foot from one of the three tells you very little about the other two, which is the first thing to get straight before comparing anything.
Frond villas are listed by type and frond letter. You will see them written as Garden Homes Frond E or Signature Villas Frond P, and that letter matters: it sets which way the house faces, what it looks at across the water, and how far you are from the trunk. Two villas of the same type and the same size on different fronds are not the same asset.
The three original frond products
Garden Homes. Nakheel’s original volume villa on the fronds, delivered from around 2006, typically four to six bedrooms on plots of roughly 6,500 to 7,000 square feet, with beach frontage about as wide as the plot. This is the bulk of what trades on the Palm.
Signature Villas. The frond tips and the wider plots, typically five to seven bedrooms. Plot sizes vary a great deal depending on the frond and the position within it, so I would not quote you a range: on these I check the actual plot on the title deed rather than the brochure.
Canal Cove. Nakheel townhouses completed in 2007, three and four bedrooms, in the region of 3,800 to 4,100 square feet. The smallest way on to the Palm with a beach, and the one most often overlooked.
The newer projects, and the crescent
Newer villa and townhouse projects. Palma Residences, Palm Crown, and the Podium Villas at Palm Beach Towers. Newer build, different service charges, and a different resale pool from the original frond stock.
Branded villas on the crescent. XXII Carat, the Royal Residences at Jumeirah Zabeel Saray, Raffles The Palm, Kempinski Palm Residence and Six Senses Residences. Branded homes price on the brand and the building’s running costs as much as on the floor area, so they need comparing against each other rather than against a frond villa.
What I check before you offer
The price, against what actually completed. Values come from transfers registered with the Dubai Land Department, not asking prices and not portal averages. On twenty-year-old stock the gap between the two can be wide, and in either direction.
The building, the way a builder reads it. Before Dubai I delivered 34 homes across five developments in the UK. On a Palm villa that means looking at what the last owner actually did: the standard of any extension or roof terrace, whether a pool or a basement was done properly and signed off, what the salt air has had out of the external joinery and plant, and what it will cost to bring the house to the standard you have in mind. That figure belongs in the offer, not in a surprise after transfer.
Everything that is for sale, not one agency’s stock. Portal listings, other agents’ stock, and owners who will sell without listing. I am not tied to one agency’s inventory, so your shortlist is the market rather than whatever one office happens to hold.
Buying on the Palm
What does it cost to have you as my buying agent on the Palm?
Nothing extra. You pay no more than you would going direct to the seller’s agent, because the commission is split between that agent and me. What changes is whose side the person advising you is on.
Which is the better buy, a Garden Home or a Signature Villa?
It depends on what you want the plot to do. A Garden Home at roughly 6,500 to 7,000 square feet gives you beach frontage about as wide as the plot and a garden. A Signature Villa on a frond tip gives you considerably more land and usually five to seven bedrooms, at a price to match. The question I would ask first is which frond, because the letter affects outlook and distance from the trunk more than buyers expect.
Do you cover townhouses on the Palm, or only villas?
Both. I act for buyers on villas and townhouses from three bedrooms up, which on the Palm includes Canal Cove at three and four bedrooms. I do not work on apartments.
Is twenty-year-old stock on the Palm a problem?
Not in itself, but it makes the condition of the individual house the main variable rather than a detail. Original kitchens and plant, extensions of varying quality, and what the sea air has done to the outside all differ house to house. It is the reason I read the building before agreeing a figure.
Can you find Palm villas that are not advertised?
Some owners will sell without listing, and other agents hold villas that are not on the portals yet. Finding those is part of the search, alongside checking everything that is listed.
